My wife and I owned a 3/3.5 modern townhouse in Victoria Park. We listed it with three different realtors, Josh being the third and final. The first realtor priced us much too high which got us excited at first, but ultimately ended up hurting us because we sat on the market for many months with no movement. We became a stale property which created a lot of ground for us to make up. The second realtor promised the world in terms of open houses, marketing, and connections through their company (one of the larger residential real estate companies; I do not feel comfortable sharing the name). When working with this realtor, we had already moved to our new home in Coral Ridge which made it hard for us to check-in. After another couple of months of no real offers, we identified and interviewed three of the power sellers in the Fort Lauderdale area with Josh being one of them. We felt most comfortable with Josh and felt that his strategy to sell was fair and reasonable. Josh provided extensive research on the competition and helped to get us to a price point that would get things moving. He also offered to stage the house, shoot new photos, and plug us into his marketing which included social media, email, mailers, and magazines. The property immediately became relevant again and within 1 week of Josh’s open house and multiple showings we found our buyer. We received a very good offer and had a quick closing. Our experience in the closing process with the buyer’s was not easy. Josh was extremely resourceful and helped us navigate through the process to ensure the deal got passed the finish line. I would recommend Josh to anyone looking to buy or sell and hope that our experience is helpful in making the RIGHT decision the first time.
